| Foundation: | The foundation shall generally comprise of an in-situ concrete with thickened outer slab structure onto which the building will be constructed. The main slab thickness shall be 120 mm, with the thickened slab of cross-section dimension 300 mm heights x 400 mm width. Wire mesh 100x100x8 mm with plastic sheet. |
| Structure: | Structure typically consists of steel box sections, which shall be painted with coats of red oxide paint before erection two. | External Wall and Roof /Ceiling Panel: | All external panels shall be bolt as an interchangeable modular sandwich panel system. The panels shall be 80 mm in overall thickness comprising 0.5 mm polyester coating steel sheet, on each side with insulation material infill to suit the location. These panels shall be non-combustible and provide minimum one-hour fire rating. All panels shall be connected by airtight tongue and groove joints and secured to the concrete foundations with floor angles or u-channels as appropriate. The structures shall be fully flashed and watertight. |
| Roof Panel: | A two-way sloping roof made up of panels 80 mm in overall thickness comprising 0.6 mm polyester-coating steel sheet on each side with insulation material infill. Roof panels shall overhang 500 mm from the external wall panel profile unless differently specified. |
| Internal Wall /Partitions: | The internal wall panels shall be of the same interchangeable modular sandwich panel system. The panels shall be 80 mm in overall thickness comprising 0.6 mm polyester-coating steel sheet, on each side with insulation material infill. |
| Floor Covering: | Floor finish in building shall be either loop pile carpet or vinyl tile/sheet. All bathrooms, washrooms and kitchens shall be unglazed ceramic tile. |
| External Doors: | External doors shall be of insulation aluminum profile system. Doorframes shall be of aluminum profile covering. Ironmongery shall include lock fixture of ably or equivalent comprising lock body and lock cylinder. |
| Internal Doors: | Internal doors shall be semi solid core timber doors with both sided finish with two coats matt finish paint. |
| Windows: | Windows shall be made of anodized aluminum and fix type. Double-glazing. The panels shall be cut to accommodate doors and windows. All flashing shall be bolted/riveted into place and fully sealed with silicon sealant. Blinds curtains shall be provided for all the windows excepted for the tilting opening windows. |
| HVAC: | Air conditioning in the accommodation unit and other facilities shall be wall type of air conditioners with minimum 18,000 BTU capacities depending on air volume changes required per unite. The toilet areas shall be equipped with an extractor fan. |
| Electrical: | The electrical installation in each building shall be designed for a single/3 phase 50 HZ supply. Wiring shall be concealed in trucking on the wall panels and connected through comer trucking unless otherwise mentioned. All cables shall be to BS standard and the installation shall be to international standard IEC 346 part 4. Ceiling mounted fluorescent tubes (2x40w) shall be installed. Distribution panels shall be composite with main ELCB incomer and individual miniature circuit breakers thermally and magnetically operated. |
